Your week

Your week today vs. on one record.

Five things that come around every week or every month in the GC seat. Flip the switch.

  1. 01

Turn an RFI answer into a priced CO Live

The answer arrives by email. The PM re-keys scope into a CO log, prices it in a spreadsheet, then emails accounting to update the budget.

RFI-212 converts to CO #14 with scope, photos and spec refs attached. On approval, budget and commitments update themselves.

  2. 02

Build the owner pay app Preview

Pull approved COs from the log, percent complete from each PM and retainage from accounting. Rebuild the G703 by hand and hope it ties.

Build the G702/G703-style pay app from the SOV, executed change orders and retainage already on the job.

  3. 03

Chase sub lien waivers before the draw Planned

A spreadsheet of who is paid and who has signed, plus a week of emails and phone calls.

Planned: missing waivers (Apex Steel, CoreDry) flagged against the pay app, with the requests sent from the record.

    Hours a weekMinutes
  4. 04

Keep the schedule and look-ahead honest Preview

The schedule lives in one tool, daily logs in another, and the super calls the PM when something slips.

Daily logs, RFIs and submittals link to schedule activities, and the three-week look-ahead shows what is at risk.

  5. 05

Answer "where are we on this job?" Preview

Export the cost report, cross-check committed cost, then ask the PM for a cost-to-complete.

Budget, commitments, approved and pending COs and the forecast on the budget screen.

A day in the seat

One day, one record.

Sample: Riverside Medical Center · Job #24-118. Story is illustrative.

  1. Super logs a hidden condition

No fire dampers above the L3 corridor ceiling. Logged with a photo from the phone browser.

  2. RFI-212 goes out

The PM drafts it with spec 23 33 00 and drawing M-301 attached and sends it.

  3. Answer in, CO #14 priced

The architect says proceed. The PM converts the RFI to CO #14 at $86,400. Nothing re-keyed.

  4. Owner approves

Budget and commitments update in the same instant.

  5. Billing picks it up

CO #14 is on the Pay App #9 draft. Planned: missing waivers flagged.

  6. PM preps the OAC meeting

Riverside at 72.6% complete (cost-to-cost), 11.4% projected margin, 4 overdue RFIs on the list.

FAQ

Straight answers.

Is os.construction live today?

Yes. The project and project-financial tools are live. Start a 14-day free trial. Company Accounting is available for evaluation; AI agents are planned.

Do we have to replace our current tools?

No. Many teams start with one project. Project management and project financials are live today. Company Accounting is available for evaluation; assess its fit before changing your accounting system. You can import project data from another project management system (preview).

Will my supers actually use it in the field?

It runs in any phone browser today: daily logs, photos, punch and RFIs. A native app with offline capture is planned. We will tell you honestly what works and what does not.

How does owner billing work?

Payment applications are built in a G702/G703-style format from the SOV, executed change orders and retainage already on the job. Your team reviews and signs. Nothing goes to an owner without a person approving it.

Can owners and subs work in it too?

Yes. Invite owners, architects and subs to a project and give each a permission template that limits them to their scope. Sub-submitted waivers are planned.
