Illustration on sample data: on the Riverside Medical Center project, one record moves through six apps. A daily log at 06:10 reports missing fire dampers, RFI-212 asks the architect, the schedule adds the work, change order 14 for $86,400 is approved, budget line 23-330 takes $78,100 of cost, and Pay App #9 bills $69,120 of it.
Your project lives in six places.
One record. Every app.
Six copies. Six versions of the truth.
Follow the $86,400. Right now it reads five ways.

The same OS on the jobsite.
On a phone it becomes a home screen of apps. The super logs it once at 06:10; the PM, the budget and the owner see the same record before the coffee is cold.

Agents do the work. You sign off.
Planned: agents that know cost codes, retainage and AIA billing, working on the same record your team already uses in os.construction. Scroll from field to pay app: the field logs it, agents draft it, a person approves every step.
By the pay app cutoff the $86,400 bills itself: SOV line 10 on Pay App #9, $69,120 (80% installed and stored).
Logs a hidden condition from the field.
No fire dampers above the L3 corridor ceiling. Photo and note, done.
Drafts RFI-212 with photos and spec refs.
The PM reads it and sends it in one tap.
The answer lands. PM converts it to CO #14.
Priced from the RFI. Nothing re-keyed.
Approves CO #14 from their phone.
Live today: budget, commitments and forecast update in the same instant.
Bills CO #14 on Pay App #9.
Installed and stored by cutoff: 80% of CO #14 bills on Pay App #9.

One operating system for construction. Today: project management and project financials on a single data model: RFIs, submittals, drawings, daily logs, change orders, budgets, commitments and pay apps. A change order logged from the field updates the budget, the commitment and the pay app from the same record. Company Accounting is separate; AI agents are planned, on the same core.
-
General contractors and specialty contractors, from the super and PM to the controller and CFO, plus owners who want to see the job without waiting for a report. If your team re-keys data between PM software, accounting and a WIP spreadsheet, start with a free trial on the sample project.
-
Most contractors run the job in one system and the books in another, with an integration in between. os.construction puts project management and project financials on one record today: the change order logged in the field is the budget change, the commitment change and the line on the pay app. Company Accounting is a separate area for the ledger, payables, receivables, banking and payroll; Financials covers each project.
-
Partly, today. os.construction can import project records with a dry run. Company Accounting supports reviewed CSV journal and opening trial-balance imports; control-account balances and dimensions require separate workflows. Tell us your stack and we’ll help assess what moves.
-
Planned. Agents aren’t in the product yet. When they ship, they’ll do the busywork on your real data: coding invoices, drafting change orders, chasing lien waivers, assembling pay apps. They’ll propose; a person approves every action, and every step lands in the same audit log your team’s changes already write to.
-
You own your data. Export lists to CSV and key documents to PDF any time, or pull everything through the REST API. Access is per project and per tool (none, read only, standard, admin), sign-in supports authenticator-app MFA, company admins can provision users over SCIM, and changes on supported tools are written to an audit log. We don’t hold SOC 2 or ISO certifications today. Details: /security.
-
It runs in the browser on phones, tablets and laptops: daily logs, RFIs, punch lists, photos and drawings from the jobsite. There’s no native app and no offline mode yet; both are Planned. If your crews work without signal, tell us.
-
Project financials are live: prime contracts and schedule of values, budget with forecasting and snapshots, commitments (subcontracts and POs), change events to change orders, pay applications with retainage. Company Accounting includes AP, AR, the general ledger and payroll. Historical AR reconciliation and certified WIP posting and close remain unavailable; verify balances and workflows before relying on it as your book of record.
-
Yes. A REST API with OAuth bearer tokens, scoped access and paginated responses covers the project tools. Webhooks are in progress. See /developers.
