Lien waivers, checked before the check.
Planned · shaped with contractor input
Each payment to a sub or supplier expects a waiver: conditional before, unconditional after. Track them against the payment itself and the pay run shows exactly who is missing what.
How it gets done now
Spreadsheets and disconnected tools, each holding part of the same number.
- 01
Waivers arrive by email and mail, in different forms, for different amounts and dates.
- 02
Before each pay run someone cross-checks a spreadsheet against the payment list.
- 03
Unconditional waivers for last month's payments are the ones that quietly go missing.
- 04
The owner's pay app package goes out late because one supplier's waiver is still outstanding.

Straight answers.
What is the difference between conditional and unconditional waivers?
A conditional waiver gives up lien rights only once the stated payment actually clears. An unconditional waiver gives them up immediately, so it should only be signed after payment is received. Many contractors collect conditional waivers with the pay app and unconditional ones with the next.
Does it support state-specific waiver forms?
Some states mandate statutory waiver forms. We're designing tracking around the waiver type, amount and through-date so it works with whichever form your state requires; the forms themselves are something we're working through with contractor input.
Does it track lower-tier suppliers?
The goal is to track waivers from anyone with lien rights on the job, including suppliers to your subs, against the payments that cover them.
Can I use it today?
No. Lien waiver tracking is planned and not in the app yet. The free lien waiver tracker template works today.
