AIA billing that builds itself from the work.

Live · 14-day free trial

The schedule of values, approved change orders, stored materials and retainage live on the same record as the field. The G703 continuation sheet and the G702 summary are views of that record, not a spreadsheet you rebuild every month.

The problem today

How it gets done now

Spreadsheets and disconnected tools, each holding part of the same number.

  1. 01

The PM walks the job and marks up percent complete on a printed G703.

  2. 02

Someone re-keys it into a billing spreadsheet, then adds this month's approved change orders as new lines by hand.

  3. 03

Retainage and "previous certificates" are copied forward from last month's file and checked against the ledger.

  4. 04

The owner's architect sends it back for a line that doesn't tie, and the cycle starts again.

How it works on one record

One entry. Everything downstream already knows.

On os.construction the record is shared, not synced. Here is everything Pay App #9 touches, the moment it changes.

FAQ

Straight answers.

Does it produce the official AIA documents?

G702 and G703 are copyrighted AIA forms. Payment applications in os.construction follow the same line structure (contract sum, work completed and stored, retainage, previous certificates, payment due) so it can be checked against the AIA forms your owner requires. How we handle the licensed forms themselves is something we're working through with contractor input.

How are change orders added to the SOV?

Executed prime change orders carry into the pay app as net change by change orders (line 2 of the G702 summary). Pending changes stay off the pay app until approved.

Can I bill stored materials?

Yes. Materials stored on site or off site are entered by line, billed in column F of the G703, and carry retainage at whatever rate your contract sets for stored materials.

Can I use it today?

Yes. Prime contracts, the schedule of values and payment applications are live in the app. Start a 14-day free trial. Owner portal submission and the Billing agent are planned.
