Job cost that's current, not closed last month.
Live · 14-day free trial
Every commitment, direct cost and change order lands on the cost code it belongs to, against the same budget the PM forecasts from. Checking invoices against the remaining commitment before they're paid is planned with AP.
How it gets done now
Spreadsheets and disconnected tools, each holding part of the same number.
- 01
The budget lives in the estimate, commitments in a PM tool, actuals in accounting.
- 02
Job cost reports are run after month-end close, so they describe a job that has already moved.
- 03
An invoice that exceeds its PO gets paid because nobody compared the two in time.
- 04
The PM's cost-to-complete sits in a separate spreadsheet that never quite ties to the ledger.
One entry. Everything downstream already knows.
On os.construction the record is shared, not synced. Here is everything INV-4471 touches, the moment it changes.

Straight answers.
Can I keep my cost code structure?
Yes. Most contractors run a CSI-style code list with cost types (labor, material, equipment, sub, other). Set your cost codes and work breakdown structure once and the budget, commitments and change orders share them.
What is committed cost?
Committed cost is money you've contractually agreed to spend (subcontracts and POs, plus their approved changes) whether or not it has been invoiced yet. Budget minus committed minus uncommitted forecast is what tells you where a code will land.
Does it replace my accounting system?
Not today. Budgets, commitments, direct costs, change orders and billing are live. AP, the general ledger and payroll are planned, so keep your accounting system alongside it for now.
Can I use it today?
